We employ approximately 55,000 associates and operate more than 1,600 pet stores in the United States, Canada and Puerto Rico as well as more than 200 in-store PetSmart® PetsHotel® dog and cat boarding facilities. PetSmart provides a broad range of competitively priced pet food and pet products and offers dog training, pet grooming, pet boarding, PetSmart Doggie Day Camp services and pet adoption services in-store. PetSmart, together with non-profits PetSmart Charities® and PetSmart Charities™ of Canada, invite more than 3,000 animal welfare organizations to bring adoptable pets into stores so they have the best chance possible of finding a forever home. Through this in-store adoption program and other signature events, PetSmart has facilitated more than 9 million adoptions – more than any other brick-and-mortar organization.
Expert veterinary care is available in many of our stores, where Banfield Pet Hospital®, operates full-service pet hospitals. These in-store pet hospitals operate independently of PetSmart. The Banfield presence, however, does not exist throughout the enterprise. We have approximately more than 150 stores with empty veterinary space/clinics and are seeking Independent Veterinary Operators (“IVOs”) looking to occupy (license) those spaces so that we can better serve our customer base. Our relationship with our animal welfare organization partners as well as our retail pet population and the daily traffic in our stores provides an ever-growing potential veterinary client base. Feedback from our customers and our associates support the need to fill these empty (built-out) hospitals with IVOs.
We are looking for IVOs with the capacity to operate a full-service veterinary clinic and expand their existing practices and/or open new clinics within high visibility retail spaces within their communities. With minimal upfront costs and animal-friendly license-terms, PetSmart LLC should be considered for your practice expansion.
Frequently Asked Questions
Will PetSmart (or anyone else) have an ownership intereast in your veterinary practice? No.
What is the average size of the vet clinic space? The average size of the vet clinic space including waiting area ranges from 1,200 – 2,200 square feet.
How will occupancy costs be structured? Typically, the IVO would pay the same occupancy costs that PetSmart pays on a square foot basis. This almost always equates to a rate that is far below market rents because of our size and the original store opening date.
How are maintenance and repairs handled? Maintenance and repairs will be allocated between the parties. Generally, PetSmart will be responsible for general maintenance and repairs of the overall PetSmart store. The IVO will be responsible for maintenance or repairs required within the Hospital.
What length of term will be available? The initial occupancy term will fluctuate on a case-by case basis depending on the terms of PetSmart’s lease for the Premises. Following the initial occupant terms, IVO may be provided one or more options to extend the term.
What kind of signage will the IVO get on the exterior of the building? Each location will need to be handled on a case-by-case basis as both municipal codes and shopping center rules will dictate what exterior signs are allowed and what size they can be. PetSmart will support the IVO to have at least one sign on the exterior of the building. PetSmart will also allow the IVO to work through our national and local sign vendors for fabrication and installation of the IVO sign. PetSmart will need to review and approve all exterior signage.
Can modifications be made to the existing layout? Yes, modifications can be made and in most cases some level of cosmetic work (painting and interior graphics) will need to be performed to remove any existing trade dress. IVO will need to submit plans to PetSmart for any proposed changes/improvements for review and approval. Any required permits and necessary construction will be the responsibility of the IVO.
What are the benefits to partnering with PetSmart? Benefits include, but are not limited to, reasonable occupancy costs, increased traffic and exposure, revenue sharing opportunities, discounts to IVOs and their associates and a veterinary services client in PetSmart.
Do I need to change the name of my practice to PetSmart? No, the name of your practice is your choice and should be submitted in the contract process.
Can I open more than one IVO within a PetSmart? Yes, an IVO can have as many as 50 of the vet locations within a PetSmart or elsewhere.
